First, the appraisal was apparently done unsupervised. The house could not have been actually entered, because the stats on the report all reflect critical facts like the number of bedrooms it had two years ago, not today. Details like what kind of flooring it has are wrong. And the comps attempt to compare a 100 year old historical home with a 2 year old trailer with half of the square feet. Can we say, "scam"?
